PGT Home Additions & ADU: The Dallas Owner’s Guide
A PGT home addition or ADU in Dallas typically runs $45,000 – $130,000 installed, depending on square footage, foundation work, and finish level. We stock and install PGT-compatible window and door packages on every addition we build, and we can usually begin a project within two to four weeks of the signed written price. Most homeowners discover the need for this page because a window seal has failed, a sliding door has started binding, or a corner of the addition has settled enough to crack drywall and put pressure on fenestration.
We’re Mason Remodeling Co Dallas, an independent contractor. We are not affiliated with PGT, but we specify their products on additions and ADUs across Dallas because the hurricane-rated glass and thermal performance hold up to Texas heat in ways cheaper builder-grade windows simply do not.
Which PGT Models This Applies To

This guide covers PGT’s residential window and door lines most commonly used in Dallas additions and accessory dwelling units. The PGT WinGuard series (aluminum and vinyl) is the workhorse for impact-rated openings. The PGT 770 and PGT 790 aluminum frames show up frequently on modern additions. For ADUs where budget matters more than hurricane rating, the PGT SpectraGuard and PGT Eze-Breeze lines carry the same thermal glass but without impact lamination.
The compatibility gotcha we see on job sites: PGT labels their products with a four-digit production date code on the spacer bar between glass panes, not on the frame. Homeowners looking at the frame etching assume they have the wrong series. The spacer bar code is what tells you the exact glass package. If you’re replacing one failed window in a 2018 addition, that code matters because PGT changed their low-E coating spec in 2021. An older window replaced with a new one will be visibly different from the street unless we match the coating.
For aftermarket equivalents on non-impact openings, the decision in Dallas comes down to solar heat gain. PGT’s glass packages are tuned for coastal wind loads. A quality aftermarket window with a comparable SHGC below 0.25 will perform fine on a north-facing addition wall. On west-facing walls that take the full Dallas afternoon sun, we recommend staying with OEM PGT glass because the argon fill and low-E stack is what keeps the room under 80 degrees in August.

Signs Your PGT Home Additions & ADU Is Failing
- Condensation between the glass panes. This means the seal has failed and argon gas has escaped. The window still works, but the insulating value drops by roughly half, and the fog never goes away on its own.
- A sliding door that drags or sticks after rain. Dallas clay soil expands when wet and shrinks when dry. If your addition’s slab wasn’t engineered for that movement, the door frame flexes just enough to bind. You’ll feel it most in March and April, our wettest months.
- Drywall cracking at window and door corners. A one-eighth-inch crack at a corner means normal settling. A crack that runs diagonally from a window corner toward the ceiling and widens past a quarter inch usually means the header or the foundation under that opening is moving.
- Outside noise you didn’t hear before. Failed weatherstripping or a warped sash lets Dallas traffic and neighbor noise in. If you live near a DART rail line, you’ll notice this fast.
- Higher cooling bills with no other explanation. A single failed PGT window on a west wall can add 10 to 15 percent to the load on that room’s AC zone during July. Multiple failed openings and the whole house pays for it.

AfterReplacement Cost & What’s Included

For a full PGT home addition or ADU in Dallas, plan on $45,000 – $130,000. A simple one-room bump-out with two or three PGT windows lands at the low end. A detached ADU with a kitchenette, bath, and PGT sliding glass package runs toward the high end. The window and door package alone on a Dallas addition typically represents $8,000 – $25,000 of that total, which is consistent with PGT’s installed impact-window range.
What drives the range: foundation type (pier-and-beam additions cost less to tie in than slab-on-grade), whether the ADU needs its own electrical panel, and how far the new roofline has to integrate with the existing house. Permit fees in Dallas add roughly $2,000 – $5,000 depending on scope, and we pull those permits ourselves.
Every project gets a written price before we pick up a tool. That price covers demolition, framing, rough-in, PGT window and door installation, drywall, paint, and finish work. The written guarantee runs 365 days from the completion date. If something fails in that window, we return free of charge, no conditions.
DIY or Call Us?
You can safely check a few things yourself: look at the spacer bar date code, note where condensation appears and whether it’s between panes or on the interior surface, and mark any drywall cracks with a pencil so you can see if they’re growing. Those notes help us give you an accurate written price over the phone.
What you should not do is pull a PGT window out of a load-bearing addition wall without knowing what’s carrying weight above it. We’ve walked onto Dallas job sites where a homeowner removed a window, pulled the header with it, and spent the next three weeks with a tarp over a hole in the house. That repair cost more than the original window replacement would have. Call us at (432) 302-8761 and we’ll send Isaac Pruett or one of our verified technicians to assess it properly.
FAQs

In the Dallas climate, PGT windows on an addition typically last 20 to 25 years before the seal or hardware starts to show age. You can extend that by keeping the tracks clean and replacing weatherstripping at the first sign of brittleness. ADUs with direct west exposure will see seal failure sooner than shaded north-facing work. Call (432) 302-8761 if you’re at year 15 and seeing condensation.
Yes, in some cases. A failed balancer or a worn roller on a sliding door can be swapped without replacing the glass. A blown seal means replacing the insulated glass unit, which is cheaper than a full window but only if the frame is still square. We’ll tell you which one you’re looking at during the estimate.
A single window swap on an existing addition takes one day. A sliding door replacement takes half a day to a full day depending on whether we’re re-trimming the opening. A full addition or ADU with PGT packages runs 8 to 20 weeks from permit to final walkthrough.
We keep common PGT rollers, balancers, locks, and weatherstripping on the truck. Glass units are ordered to spec from the PGT production code, which takes two to three weeks in Dallas. We also stock parts for KraftMaid cabinetry, and Cambria and Silestone surfaces when the addition scope includes build-out work.
You should know who is coming, what it costs, and what happens if something goes wrong before we ever pick up a tool. That’s how we’ve run every Dallas addition and ADU project since 2004. Call (432) 302-8761 for a free estimate and a written price.
