Plant Prefab Kitchen Remodeling: The Dallas Owner’s Guide

Plant Prefab kitchen remodeling in Dallas typically runs $14,000 – $45,000 installed, depending on how much of the original prefab cabinetry, counters, and plumbing you are replacing. Most owners call us after a specific failure: a delaminated cabinet door, a cracked solid-surface counter seam, or a plumbing rough-in that never quite worked right from the day the module was set. The good news is that Plant Prefab modules use standardized component layouts, so once we identify your series and module dimensions, we can usually match or replace the failing part without re-engineering your entire kitchen.

We are an independent Dallas remodeling contractor and not affiliated with Plant Prefab, but we have worked on enough Plant Prefab kitchens across Oak Cliff, East Dallas, and the M Streets to know exactly how these components were assembled at the factory and where they tend to fail once Texas heat and humidity get involved. Call (432) 302-8761 and we will walk you through what you are seeing before we ever schedule a visit.

Which Plant Prefab Models This Applies To

Plant Prefab has produced two primary kitchen configurations that show up in Dallas: the LivingHomes series (series, mostly site-integrated kitchens) and the Plant Series modules (standardized panelized modules for multi-unit and single-family builds). The parts we address most often come from the Plant Series kitchens, which shipped with flat-pack cabinetry, laminate or solid-surface counters, and fixture packages that were installed in the factory before the module was sealed.

That factory-sealed detail matters. In a traditional Dallas remodel, we can see framing, plumbing, and electrical as we demo. On a Plant Prefab module, the plumbing and drain lines are often concealed in a floor chase that was never meant to be opened from above. That changes how we specify parts: we prefer OEM-equivalent components that match the original footprint, because the cutouts, sink base depths, and wall cabinet heights were set to the module, not to the house. A standard Home Depot cabinet box will not always match the 84-inch finished ceiling height or the 34-and-a-half inch base cabinet height Plant used on the Plant Series. We measure every opening before we order anything.

For homeowners, the key identification tip is the label on the upper cabinet interior: Plant Series kitchens carry a printed production label with the module number on the top shelf of the upper corner cabinet, usually near the hinge. If you cannot find it, we can identify the series from the cabinet hinge type, the counter edge profile, and the backsplash joint spacing. Aftermarket equivalents for sink bases, pull-out trash units, and drawer slides are generally available and we stock common sizes on the truck, but door fronts and curved counter sections are Plant-specific and must be ordered or custom-fabricated.

Signs Your Plant Prefab Kitchen Remodeling Is Failing

  • Swollen or peeling cabinet doors near the dishwasher. Plant Prefab shipped many kitchens with thermofoil-wrapped doors. The steam release from the dishwasher vent breaks down the adhesive bond within three to five Dallas summers, and the foil starts lifting at the bottom rail and the hinge edge. This is almost always a door replacement, not a repair.
  • Cracked corner joint on the solid-surface counter. Plant Series counters were fabricated in sections with a seamed joint at the sink run. Dallas slab movement (our clay soil shrinks and swells more than a lot of people expect) flexes the module frame, and the seam is the first place that movement shows. We have seen cracks opened up to a quarter inch on homes near White Rock Lake where the soil variation is extreme.
  • Drawer slides that bind or pop out of the glide. The slides specified on some Plant Series modules were light-duty side-mount units. Once the kitchen carries real weight (cast iron, full pantry rotation), the glide bearings flatten and the drawer starts sagging or falling out of the track. Full-extension ball-bearing replacements fix this for good.
  • Sink base floor sagging under the garbage disposal. Plant built some sink bases with a thinner cabinet bottom than we would specify today. Water exposure from a slow P-trap drip or a disposal leak softens the panel, and then the disposal vibration finishes the job.
  • Backsplash tile grout cracking in a stair-step pattern. This is the module flexing, not a bad tile job in most cases. The laminated module frame shifts, the tile plane moves with it, and the grout is the piece that tells the story. We replace the grout with a flexible silicone-based material after assessing the frame movement.

Replacement Cost & What’s Included

A walk-in pantry with wood shelving

A full Plant Prefab kitchen remodel in Dallas, where we gut the module’s original finishes and rebuild with new cabinets, counters, fixtures, and a proper plumbing and electrical review, lands between $14,000 and $45,000. Most Plant Prefab owners we work with do not need a full remodel. They need a component-level replacement: a cabinet run, a counter section, a drawer bank, or the sink base. That work runs lower, and we quote it as a discrete job, not as a step toward a larger sale.

Scope Typical Installed Cost in Dallas
Full Plant Prefab kitchen remodel $14,000 – $45,000
Partial cabinet replacement (one run, doors and boxes) $4,000 – $13,000
Counter fabrication and install (solid surface or quartz) $2,000 – $6,500
Backsplash replacement $800 – $2,500
Island modification or rebuild $3,000 – $10,000

Every Plant Prefab job we quote carries the same terms as our other remodels: a written price before any work starts, line-item detail, no surprise invoices at the end. We pull plumbing permits when the work touches supply lines or drainage, and we pull electrical where required. Our workmanship warranty covers the installation for 365 days from the completion date. If something is not right within that year, we send a crew back at no charge. A live person answers our calls at (432) 302-8761, every day, including weekends and holidays.

DIY or Call Us?

Some Plant Prefab kitchen failures are safe to inspect on your own. You can pull a drawer, look at the slide, and tell us if a ball bearing fell out. You can check the cabinet label for your module number. You can mark where a counter seam has separated. Those observations help us quote faster. But the actual fix on a prefab module usually means working inside a finished floor chase, moving plumbing, or re-hanging doors on a frame that has shifted in the Texas heat. That is not a weekend project.

One part we ask you to leave alone entirely: any gas line in the island or the sink bay. Plant Series islands sometimes carry the gas stub for a future cooktop, and that piping may have been capped at the factory with a fitting that is not up to current Dallas code. Cutting or over-tightening a gas line without a manometer and a leak test is how people end up with an emergency call to Atmos. We do that work licensed, pressure-tested, and inspected. When in doubt, call us first and describe what you see. You should know who is coming, what it costs, and what happens if something goes wrong, before we ever pick up a tool.
